Summerlin is a master-planned community on the west edge of the Las Vegas valley, running up toward the Spring Mountains and Red Rock Canyon National Conservation Area. The Howard Hughes Corporation has developed it in phases since around 1990, and it is organized into villages, each with its own parks, trails, and neighborhood associations.
Most of Summerlin sits inside the City of Las Vegas. The southern portion, often called Summerlin South, is unincorporated Clark County. That difference matters for permits, some fees, and short-term rental rules, so confirm which side a specific address falls on.
The main zip codes are 89134, 89135, 89138, and 89144, with part of 89145. Downtown Summerlin, the shopping, dining, and office district near the 215, is also home to the Las Vegas Ballpark.
What Drives Value Inside Summerlin
- The village and its age. The earliest villages date to the 1990s. Newer villages farther west and south carry newer construction and, often, newer assessments.
- Views and lot position. Red Rock, mountain, and Strip views, golf course frontage, and interior versus busy-street lots move price more than square footage alone suggests.
- Guard-gated or not. Gated enclaves carry a premium and usually an extra association layer.
- School assignment. Clark County School District zoning is set by address and can change. Check the current assignment for the exact home, not the village.

Summerlin homeowners typically pay into more than one association: the community-wide Summerlin association plus a neighborhood or village association, and sometimes a gated sub-association on top.
Many Summerlin parcels also carry a Special Improvement District (SID) assessment, which repays bonds that funded streets, utilities, and other infrastructure. It appears on the property tax bill, not the HOA statement. Before you write an offer, ask for the remaining SID balance and the annual payment, and decide whether you want to pay it off or carry it.

Summerlin draws long-term tenants who want space, parks, and the west side. It can be a solid rental location, with three things to check before you buy for that purpose:
- Association leasing rules. Some neighborhood associations set minimum lease terms, registration requirements, or limits on rentals. Read the governing documents before you close, not after.
- Short-term rentals. Both the City of Las Vegas and Clark County regulate short-term rentals tightly, and many associations prohibit them. Do not underwrite a Summerlin purchase on nightly-rental income.
- The full carrying cost. Dues and SID payments come out of your rent every month, occupied or vacant. Run the numbers with them included.
